Vndirect khuyên nhà đầu tư lựa chọn doanh nghiệp BĐS có 3 đặc điểm: sắp triển khai các dự án mà doanh nghiệp đã được cấp phép xây dựng trong năm 2021, sở hữu quỹ căn hộ cho phân khúc trung cấp và bình dân và phải sở hữu sức khỏe tài chính lành mạnh.
Theo Báo cáo đánh giá triển vọng ngành bất động sản nhà ở vừa được phát hành của VNDirect, cả Hà Nội và TPHCM đều vừa trải qua cơn sốt nhà đất.
Cụ thể, giá đất trên thị trường thứ cấp tăng mạnh có những khu vực ghi nhận giá tăng đột biến như tại Đông Anh 4 tháng đầu năm 2021 tăng 75,5% so với cùng kỳ năm trước, con số này ở Thanh Trì tăng 25,6%, Củ Chi 27,7%, Hóc Môn 21,1%.
Giá đất trong những khu vực này tăng mạnh chủ yếu do bị tác động từ các các chính sách như công bố dự thảo quy hoạch sông Hồng và đề xuất đưa 5 huyện Hóc Môn, Bình Chánh, Nhà Bè, Củ Chi và Cần Giờ lên quận, song song với đề xuất thành lập thành phố Tây Bắc gồm Củ Chi và Hóc Môn.
Theo VNDirect, thời gian qua, các nhà đầu tư ráo riết đổ về săn đất khu vực Tây Bắc TP HCM. Giá đất ở các quận ngoại thành TP HCM, đặc biệt là khu Tây Bắc chứng kiến mức tăng trưởng ấn tượng trong 4 tháng đầu năm 2021 với Củ Chi tăng 27,7%, Hóc Môn tăng 21,1%, Quận 12 tăng 15,6%, kế đó là thành phố Thủ Đức tăng 12,0% và Bình Chánh tăng 8,2%.
Giá đất tại các khu vực này tăng nhanh nhờ vào đề án đưa các huyện Hóc Môn, Bình Chánh, Nhà Bè, Củ Chi và Cần Giờ lên quận, song song với đề xuất thành lập thành phố Tây Bắc gồm Củ Chi và Hóc Môn.
Tại TP HCM, giá căn hộ thứ cấp khu vực vùng ven tăng ấn tượng. Nguồn cung mới ở phân khúc bình dân khan hiếm trong bối cảnh nhu cầu cao khiến giá căn hộ ở những khu vực có mức giá dưới 2.000 USD/m2 (dưới 45 triệu đồng/m2) tăng nhanh hơn. Báo cáo ghi nhận giá căn hộ Gò Vấp tăng mạnh nhất 11,1%, sau đó tới Bình Tân 7,6%, Bình Chánh 5,2%.
Còn tại Hà Nội, VNDirect cũng cho biết cơn sốt đất sục sôi ở nhiều nơi. Giá đất tăng trung bình 14,5%, nguyên nhân chủ yếu do các thông tin quy hoạch đặc biệt là dự thảo quy hoạch sông Hồng. Trong đó giá đất tại Đông Anh tăng đột biến 75,5%, trung bình lên tới 5.341 USD/m2 vào cuối tháng 4/2021.
VNDirect cho rằng có 2 nguyên nhân chính dẫn tới giá đất tăng nóng tại huyện Đông Anh. Thứ nhất, trong quy hoạch phân khu sông Hồng, có hai dự án đáng chú ý liên quan huyện Đông Anh là cầu Tứ Liên với tổng vốn đầu tư 17.000 tỷ đồng và trục đường nối khu vực Hồ Tây và Cổ Loa. Ngoài ra, Hà Nội đã đặt mục tiêu đưa huyện Đông Anh lên quận trước 2025.
Giá bán thứ cấp căn hộ tại Hà Nội cũng tăng trung bình 2,7% với cùng kỳ. Trong đó, Hoài Đức tăng mạnh nhất, lên tới 7,8% do huyện này đặt mục tiêu trở thành quận nội thành Hà Nội trước năm 2022. Nhiều dự án hạ tầng giao thông trọng điểm ở phía Tây Hà Nội, gồm huyện Hoài Đức có thể hoàn thành trong năm nay như tuyến metro Nhổn – ga Hà Nội, đường vành đai 3,5 từ Đại lộ Thăng Long đến Quốc lộ 32. Duy nhất giá căn hộ tại quận Ba Đình giảm khoảng 2%.
Đánh giá cổ phiếu Bất động sản nhà ở, Vndirect khuyên nhà đầu tư lựa chọn có các đặc điểm. Thứ nhất, sắp triển khai các dự án mà doanh nghiệp đã được cấp phép xây dựng hoặc giấy chứng nhận quyền sử dụng đất hoặc có khả năng cao được cấp phép trong năm 2021. Theo Vndirect, tiềm năng tăng giá là nguồn cung hồi phục. Rủi ro giảm giá là từ nguồn cung thấp hơn dự kiến do quy trình pháp lý chậm và giá nguyên vật liệu xây dựng tiếp tục tăng cao.
VNDirect chỉ ra một số dự án đáng chú ý của các công ty bất động sản mà công ty theo dõi dự kiến sẽ được giới thiệu ra thị trường trong năm 2021. Cụ thể, Vinhomes có Vinhomes Dream City (Hưng Yên), Vinhomes Cổ Loa (Đông Anh, Hà Nội), Vinhomes Wonder Park (Đan Phượng, Hà Nội).
Novaland có các phân khu thấp tầng thuộc dự án Aqua City tại Đồng Nai và The Grand Manhatta (quận 1, TP HCM). Nam Long có Waterfont (Đồng Nai), Waterpoint (Long An), Mizuki Park (TP HCM). Còn Khang Điền dự kiến mở bán các sản phẩm thấp tầng dự án Clarita, Armena (TP Thủ Đức, TP HCM), chung cư 158 An Dương Vương (Bình Tân, TP HCM). Tập đoàn Hà Đô có Hà Đô Minh Long (TP Thủ Đức, TP HCM) và Green Lane (Quận 8, TP HCM).
