Dù dự đoán giá vàng có thể sẽ tiếp tục tăng trong thời gian tới do diễn biến Covid 19 đang phức tạp, nhiều nhà đầu tư vẫn xem bất động sản là kênh trú ẩn an toàn trong giai đoạn hiện nay do lo sợ giá kim loại quý biến động khó lường.
BĐS không chịu nhiều tác động từ việc tăng giá vàng
Tăng liên tiếp những ngày qua, giá vàng trong nước không ngừng xác lập kỷ lục mới. Từ mức quanh 51 triệu đồng một lượng hôm 21/7, giá vàng SJC đã nhảy vọt lên trên 58 triệu đồng vào sáng 28/7. Đây là mốc giá cao nhất từ trước tới nay mà vàng miếng SJC đã ghi nhận được.
Diễn biến giá vàng liên tục tăng cao làm dòng tiền đầu tư có xu hướng xáo trộn mạnh. Nguồn tài chính từ giới đầu tư chảy mạnh vào thị trường này trong các tháng gần đây. Theo ông Nguyễn Văn Ánh, đại diện Công ty BĐS Lộc Thành, hiện nay lãi suất ngân hàng hoàn toàn lép vế trong 4 kênh đầu tư chính do đang bị điều chỉnh xuống thấp. Thị trường chứng khoán có diễn biến nặng tính kỹ thuật và khó lường nên có vị thế khá thấp trong nhóm các kênh trú ẩn an toàn. Thời điểm này nhà đầu tư chủ yếu tập trung vào hai kênh chính là vàng và BĐS.

Trước những bất ổn khó đoán của thị trường tài chính, bất động sản sẽ vẫn giữ vị trí dẫn đầu trong nhóm kênh trú ẩn an toàn ở trung và dài hạn. Xét về mức lợi nhuận, thị trường vàng đang có phần chiếm “thế thượng phong”, gần như ăn đứt tất cả các kênh đầu tư khác, dòng tiền đổ vào thị trường vàng tăng mạnh trong các tháng gần đây, vượt qua sức hấp dẫn của thị trường nhà đất. Tuy nhiên nếu phân tích kỹ, vàng và BĐS đang thu hút những đối tượng mua khác nhau. Dù ít nhiều bị “chia sóng” nhưng BĐS vẫn bảo tồn được nguồn đầu tư ổn định nhờ đối tượng đầu tư khác biệt với thị trường vàng.
Biến động nhanh và khó lường của giá vàng làm nhiều nhà đầu tư nhìn thấy sự hấp dẫn nhưng cũng khiến không ít dân đầu tư hoang mang. “Dòng tiền đổ vào thị trường kim loại quý đang tăng nhưng lại mang tính ngắn hạn và thời vụ, sức mua tập trung vào giới đầu tư lướt sóng, trong khi xu hướng mua BĐS đang nhắm đến đầu tư lâu dài, là hướng đi được hoạch định trước. Chính vì vậy, dù thị trường vàng đang nóng nhưng không thật sự gây ảnh hưởng lớn lên thị trường nhà đất do đối tượng đầu tư tương đối tách biệt”, ông Ánh phân tích.
Sức hút của thị trường BĐS giảm sút vốn không chịu tác động nhiều từ các thị trường khác mà từ nội tại của phân khúc này. Bất động sản thuộc nhóm dự án chưa giải quyết được các vướng mắc thủ tục pháp lý nên nguồn cung hạn hẹp, thiếu đa dạng và chỉ còn lại mảng đất nền có sổ đỏ duy trì sức hút dòng vốn đầu tư. Điều này tất yếu khiến tầm ảnh hưởng bị thu hẹp đôi chút. Tuy nhiên sự tăng trưởng về hạ tầng và hướng đầu tư dài hạn ổn định vẫn là điểm nhấn nổi bật giúp thị trường này khó chia nhiệt trong dài hạn với các thị trường khác.

Giá vàng liên tục tăng mạnh và neo ở vùng giá cao trong bối cảnh nền kinh tế toàn cầu không ổn định đã khiến kim loại quý này vươn lên vị thế là kênh đầu tư được ưu tiên nhất. Nếu diễn biến của thị trường vàng vẫn tiếp tục tăng tốc trong thời gian tới khi lãi suất đi ngang, kim loại quý này có thể được nhà đầu tư cân nhắc ưu tiên cấp vốn trước, sau đó mới đến bất động sản và các kênh tài chính khác.

Tuy nhiên theo ông Trần Thanh Hải, Chủ tịch Hội đồng quản trị Công ty Đầu tư và Kinh doanh vàng Việt Nam, với đối tượng nhà đầu tư nhỏ lẻ và không chuyên, nếu mua lướt sóng vàng thì khả năng có lời là rất thấp. Hiện nay, chênh lệch giá mua bán trong nước khá cao, hơn 1 triệu đồng, nên sẽ rất rủi ro khi mua vào. Ngoài ra diễn biến của giá vàng thế giới còn phụ thuộc nhiều vào kết quả của cuộc bầu cử tổng thống Mỹ tháng 11 tới, đi kèm theo các chính sách kinh tế khác nhau. Vì vậy, ông Hải nhận định đây không phải là điểm mua vàng giữ dài hạn vì giá đang trên đỉnh và rất khó dự đoán trong dài hạn.
Đồng quan điểm trên, bà Hương Nguyễn, TGĐ Đại Phúc Land nhận định, với bất động sản, việc giá vàng tăng cao ít nhiều gây tâm lý choáng ngợp khiến giới đầu tư tài chính có cảm giác BĐS kém hấp dẫn hơn. Tuy nhiên chính sự bất ổn khiến thị trường vàng không được lòng dân đầu tư dài hạn. Khi đi vào quỹ đạo ổn định, tâm lý choáng ngợp thị trường vàng sẽ tắt dần. Lúc này, BĐS lại trở về vị thế là kênh trú ẩn ưu tiên hàng đầu theo suy nghĩ truyền thống của người Việt. Vậy nên với đối tượng hướng đến sự an toàn, ổn định về dài hạn, đầu tư BĐS luôn là lựa chọn hàng đầu.
Xét trong dài hạn, BĐS vẫn sinh lợi tốt hơn vàng nên sự dịch chuyển dòng tiền của nhà đầu tư địa ốc sang kim loại quý không mạnh.
